"il y a" and the possessive adjectives

French has a handy, invariable phrase for "there is / there are" — the same in the singular and the plural: il y a. It never changes. In the negative it becomes il n'y a pas de: Il y a un balcon → Il n'y a pas de balcon ("There is no balcony").

The possessive adjectives (mon, ma, mes …)

The possessive adjective agrees with the thing possessed, not with the owner. That is why son means both "his" and "her" — what matters is whether the noun is masculine or feminine.
