The third type, the periodo dell'irrealtà, is about the past — something that didn't happen, and now can't:

Se + congiuntivo trapassato → condizionale passato

Se l'avessi saputo, sarei venuto prima. — If I'd known, I'd have come earlier.

Both are compound tenses: the auxiliary does the work, the participle stays put.

As always, verbs that take essere agree with the subject: Se Luana fosse partita, sarebbe arrivata in tempo. — Se fossimo usciti prima, saremmo arrivati in tempo.
